Illinois is an underrated market that doesn't get much attention from national RV park investors focused on Florida and Texas. That's partly a perception problem. The Chicago metro and its collar counties generate real demand for parks within 60-90 minutes of the city. Campers from one of the country's largest metro areas need somewhere to go.

The Galena area in the northwest corner, Shawnee National Forest in the south, and the Starved Rock State Park corridor in the north-central region are the strongest tourism-driven locations. Parks near these areas see consistent summer pressure.

Cap rates average around 7.3% and values run $1.1M to $2.7M. Both numbers are reasonable for a Midwest market. You're not paying mountain West premiums and you're getting better cap rates than coastal states.

The risks are real and worth naming. Illinois has chronic state budget problems, high property taxes, and a long-term population out-migration trend. The state has lost congressional seats for decades. This affects long-term asset values and the depth of your eventual buyer pool. It's not a reason to avoid the market, but it's a reason to be disciplined on price.

Seasonal limitations matter here. Illinois winters close most parks from roughly November through March. Operating seasons of 6-7 months are typical in the north. Southern Illinois near Shawnee can push closer to 8-9 months.

The low contact rate suggests significant dormant or micro-park inventory. Direct outreach to operators who aren't actively marketed will yield better deal flow than waiting for listings.

Buy near demand anchors. Avoid parks in rural downstate Illinois without a clear visitor draw.
